Services & Rates

Home Inspection: Non-invasive visual examination of the condition of a home for pre-listing,
pre-purchase, and real estate transaction inspections. Includes a detailed 30+ page report with defects, pictures, and a personal consultation. Whole home Inspections sometimes called mechanical inspections are $300 for up to 3,000sqft.
Radon Testing: A continuous radon measurement taken over a 48hr period will show radon levels inside a home and indicate whether mitigation is necessary. Radon is the second leading cause of lung cancer. Radon testing with a home inspection is $125.
Lead, Air, & Mold: Samples are sent to a certified laboratory to provide independent and unbiased certified laboratory testing of samples. All lab fees are paid by Essential Inspections.
Septic Systems: To inspect the system, we add dye and flood the tank and leach lines. The appearance of dye on the surface will identify septic holding tank or leach field deficiencies. Replacement of leach lines can cost thousands of dollars. At time of home inspection only $50
Carbon Monoxide: A (CO) measurement will show CO levels inside a home and at the heat exchanger or other appliances to indicate if further investigation may be necesary.
Stucco / EIFS Testing & Moisture Analysis: Non-invasive state of the art infrared cameras and moisture meters are used to inspect the EIFS and Stucco systems for moisture damage. The repair of these finishes can cost thousands of dollars.
Infrared Inspection/Survey: An infrared or thermal audit uses a state-of-the-art infrared camera to scan the components of the house (walls, floors, roofs, ducts, windows, electrical items, etc.) to identify temperature differences and moisture intrusion. You get a personal consultation, a report with the images and defects listed in detail and you can upgrade any other service by adding an infrared survey at a discounted rate. An infrared survey can be added to another service for $125
Blower Door Testing: A blower door test is the best way to measure how "air tight" your home is and to determine areas of air leakage. The test consists of simulating a 25 mph air flow through the home with a calibrated fan and a pressure sensing digital manometer device to measure the air flow rate out of your home. This is used to calculate air infiltration and find air leaks threw out your home. You will get a personal consultation and a recommendation list of potential opportunities for improving your homes energy use and comfort level. Blower door testing, calculating air infiltration, and locating air leaks is $200 for most homes.
Problem Solver Audit: This is a new service we put together for clients that are experiencing a building performance problem with their home and don't see a need for a complete home energy audit. Often homes have building performance problems like rooms that get to hot or cold, nasty drafts or pipes that keep freezing. Diagnosing and helping you fix these problems is our specialty and priced low at $275.
Basic Energy Audits: This audit includes a blower door and duct blaster test to identify air leaks in the thermal envelope and HVAC air duct systems. It also includes a evaluation of the insulation, lighting, appliances, furnace, air conditioner, water heater, and a personal consultation. We will leave you with a detailed easy to understand report with pictures of energy deficiencies, recommended improvements, and estimated energy savings. Audits for most homes are $350
Energy Audit + Weatherization: Now you can utilize an auditor and weatherization expert for a day. With this package, in addition to having the complete audit of your home, Essential Inspections LLC. will insulate, weatherstrip, seal air leaks, and air duct leaks as they are detected. Leaks will be found with the blower door, duct blaster, and Infrared imager that you had no idea existed. In most cases air leaks and air duct leaks cost the least to fix and return the best gain for your money. This package is by quote to fit your home and needs
Home Energy Makeovers: Energy related home improvements are a one-time cost that can save you money every month for as long as you own your home. A Home Energy Makeover can dramatically cut you're homes energy costs when making the “right” home improvements you can chose to do as little or as much work as you'd like, the plans are FREE and customized to your home and budget. Often the most cost-effective makeovers are less than $5,000.
Comprehensive Energy Audit: This audit includes all the testing and diagnostics that are in a basic audit and much more. Included is a detailed report with approximately 20 pages of technical information with recommended HVAC sizing, emissions/carbon foot print data, and best of all and improvement analysis with payback periods and annual saving for recommended improvements. This comprehinsive audit is geared toward people who are very serious about making improvements and are thinking about hiring a contractor or financing their improvements with an Energy Improvement Mortgage.

Efficiency Kansas Loan Program: A loan program from the state energy office, Efficiency Kansas provides you with low-cost financing for cost-effective energy-efficiency improvements in your home or small business.

HERS Ratings: Home energy ratings provide a standard measurement of a home's energy efficiency. We perform ratings in both new and existing homes. In new homes our ratings often verify energy performance for the ENERGY STAR homes program, Home Owner or Builder Tax Credits, Energy Efficient Mortgages, and Energy Code Compliance. In existing homes our ratings are used to rate performance and gauge the Cost-Effectiveness of repairs for Energy Improvement Mortgages, Tax Credits, and state energy programs.
New Home Construction Consulting: Building or remodeling a home? By evaluating blue prints, mechanical systems, building locations and materials. Essential Inspections LLC. can provide you options and payback periods of proposed energy efficient up grades before the home is even build. During the construction we will inspect the home to ensure the upgrades are properly installed and will provide the projected enegy savings.
